2. Unemployment Rate – lowest level in decades at 7.3%
3. Stock market index in Toronto – was at 15,000 in 2008 now at 13,000 has not recovered in 5 yrs to par
4. Interest rates at record lows
5. International investors see Toronto as cheap and land of opportunity – safe banking system etc
6. Local guys say what do to with our cash, sit at 1.5% in a GIC
7. Gold spot was at $1900 now at $1300
8. Real estate has a safe haven feel to it and people fall in love with brick so to speak
9. Freehold market getting out of reach for many first time home buyers etc. most people cant afford a $800,000 house as a first investment – condos offer affordability compared to detached, semis and townhomes.
10. the condo lifestyle is highly sought after, kind of like hotel living with 24 hr security, indoor pools, spa, saunas, no snow to shovel or grass to cut
